Selling Your Auckland Home? How a Pre-Sale Plumbing Report Protects Your Price

Listing this spring?
Here's a pattern every Auckland agent knows. The campaign is going well, the offer comes in — then the buyer's inspection turns something up.
Suddenly a $400 repair becomes a $5,000 negotiation point. Or a conditional offer quietly walks.
A pre-sale plumbing report takes that risk off the table before you list.
What is a pre-sale plumbing report?
It's the same plumbing inspection a careful buyer would commission — except you commission it first, on your timeline.
A licensed plumber checks the systems a standard building inspection only glances at, and gives you a written report with photos you can act on, hand to your agent, or add to the property file.
What a pre-sale plumbing report covers
Hot water cylinder. Age, condition, valves and safety. A cylinder past fifteen years is one of the first things buyers ask about — and one of the easiest to get ahead of with a planned replacement.
Pipework. What it's made of and how it's ageing — including galvanised steel and Dux Quest, which well-advised buyers now ask about by name.
Hidden leaks and the water main. A meter test and acoustic leak detection find what a walk-through can't, including a slow leak on the water main.
Gas. Appliances, connections and compliance, checked by a licensed gasfitter.
Wet areas. Showers, vanities, toilets and visible signs of water where it shouldn't be.
Water pressure. Whether the home is on an older low-pressure system, and what a mains pressure upgrade would involve.
Drains and stormwater. Visible condition, gully traps and — where the consent requires it — a stormwater consent inspection.
Why it protects your sale price
Small problems get fixed at repair prices, not negotiation prices. A dripping valve fixed this week costs what it costs. The same valve found by a buyer's inspector costs whatever it's worth to them in the negotiation.
Serious buyers move faster. A recent plumbing report in the property file removes a reason to hesitate — and a reason to lowball.
No mid-campaign surprises. The worst time to learn about your drains is ten days before auction.
The report costs a few hundred dollars. A plumbing issue raised late in a negotiation can cost far more — because buyers price in uncertainty, not just the repair.
What buyers' inspectors look for
If you know what the other side will check, you can deal with it first. In the older eastern suburbs, where original pipework and clay drains are common, the same items come up again and again:
Hot water cylinder age and condition.
Corrosion at visible fittings and under the house.
Low or uneven water pressure.
Late-1970s to mid-1980s plastic pipework — the Dux Quest question.
Signs of past leaks in wet areas and ceilings.

Fix it, or disclose it?
Not everything a report finds needs fixing before you sell. Experience has taught us there are usually three kinds of finding:
Quick fixes. Dripping valves, worn washers, a failed seal. Cheap to sort now, and they stop buyers wondering what else has been missed.
Planned items. An ageing cylinder or tired pipework. Sometimes it's worth replacing; sometimes a clear, documented quote serves the sale better.
Things to disclose. Larger issues you choose not to fix. Real estate agents have obligations not to withhold information about known or likely defects, so it's better to know exactly what you're dealing with — and have it in writing — than to have it surface mid-campaign.
We'll explain exactly what we've found and recommend the most practical approach for your price point and timeline. For anything about disclosure, your agent and lawyer will guide you on the right wording.
When to book
Ideally a few weeks before you list — before the photographer, before the open homes. That leaves time to fix what's worth fixing and price everything else with full knowledge.
Already on the market? It's still worth doing. A report in the property file can steady a nervous buyer before the inspection condition does.
Frequently asked questions
Why sort the plumbing before listing?
Because the buyer's inspector will find it anyway — on their timeline, as their renegotiation leverage. Finding it first means you repair on your terms or price with full knowledge, and nothing surfaces at the worst possible moment.
What do buyers' inspectors flag most often?
Hot water cylinder age, visible corrosion at fittings, water pressure, and late-1970s to mid-1980s plastic pipework. Dux Quest in particular has become a standard question from well-advised buyers.
Should I replace old pipework before selling?
Not always — and we'll tell you when it isn't worth it. Sometimes clear documentation of exactly what's there serves the sale better than a rushed replacement. Which approach makes sense depends on your price point and your timeline.
Do I have to disclose plumbing problems when selling in NZ?
Real estate agents must not withhold information about known or likely defects, and misleading a buyer can create problems after the sale. A pre-sale report means you know exactly what's there. Your agent and lawyer can advise on how to disclose it.
My house has Dux Quest. Will it put buyers off?
It doesn't have to. Buyers are most worried by what they don't know. A report that confirms where the pipe is, its condition, and a written quote for replacement gives them a clear number instead of a worst-case guess.
How long does a pre-sale plumbing check take?
Usually under two hours on site, with a written summary you can hand to your agent or attach to the property file.
